Floor Plan and Elevation

Based on the design brief provided by the clients one concept of floor plan (2D) will be developed. Change iterations to this will be undertaken based on client feedback. For each iteration, 3 days are provided to the client for feedback and 3 days are allotted to ArihantBuildtech to make the suggested updates. Through this iterative process the floor plan will be finalised within a period of 45 days.
Elevation will be as per homeowners selection from ArihantBuildtech’s catalogue. Additional charges may be applicable based on elevation selected or for a custom elevation design outside the catalogue.

Services and Construction Drawings

Included. Drawings will be developed based on ArihantBuildtech’s guidelines for configuration of the respective services - electrical, plumbing, AC, video door phone, CCTV.
Services drawings will also include services design for the kitchen and all such services drawings will be completed in one stage. If client takes a decision on modular kitchen at this stage, modular kitchen can also be designed along with it. Else, modular kitchen can be designed later based on the services planned.
Services drawings will be shared with the client at project handover.

Approval drawings & file

Material /Concept selection

Selection of finishing materials and concepts like bathroom fittings, flooring, paint shades, false ceiling concepts, hardware selection, windows and finish selection for doors will be done by client from ArihantBuildtech’s catalogues. Demolition of existing Structure
(if any) / Clearance of Site

ArihantBuildtech will undertake demolition if required. Owner can remove any of the removable/movable things (e.g. fans, fixtures) they like from the property before handover for demolition. Building to be in lockable condition when handed over to ArihantBuildtech after which barricading will be done. Post handover, ArihantBuildtech will bear the responsibility of damages (if any) during the demolition. Demolition phase will increase the project timeline by one month.
In case there is an existing basement at the site then the demolition period will be increased further by 15 days and extra charges for demolition/excavation will be applicable as per the assessment.

Structure

Design is as per IS Codes and is Earthquake Seismic Zone IV Compliant. Structural load will be for the number of floors being constructed. Extra charges will be applicable in case of a) special requirements over & above the standard compliant structure (e.g. increasing column span/width, zone V compliance), b) In case soil condition is not normal (high water level, loose soil, rocky terrain etc.), c) In case plot level is below the road level by more than 1 ft

Cement-sand plaster (Shree Cement/JK Cement/ACC/Ultratech) is used (1:5 on internal walls & 1:4 on external wall). Mesh is used on joints of walls and concrete to protect them from cracks. POP on internal walls. Ceiling is finished with a combination of plaster, putty & false ceiling, as applicable.

Height will be upto 10 ft.

Plinth height

As per the design, upto 1.5 feet from the road level. Plinth height of more than 1.5 feet will incur additional charges.

Monthly recurring bills are paid by ArihantBuildtech from the day of handover of plot to the day of delivery. Any security deposit has to be paid by the owner on actuals.

Approvals

Drawing file prepared & submitted for building plan approvals. File prepared & submitted for water & electricity connection.
All official fees & expenses for building permit, plinth CC, completion certificate, sewage connection, permanent water & electricity connection are paid by owner on actuals.
All out of pocket expenses for building permit, plint CC, and completion certificate are paid by owner and are not included in this price. Client has choice either to get these approvals through us for a fixed price (which will be additional to the price of construction) or through self. In case client desires to do it through self, we will prepare the file and submit it on behalf of the owner and the owner will take responsibility for the required approvals as per the project plan.
Local Coordination: Coordination with police department, road department & pollution department, water and electricity department will be part of ArihantBuildtech. All out of pocket expenses related to this are borne by ArihantBuildtech.
Any project specific approvals other than those mentioned above (e.g. ASI, tree cutting, pole shifting, etc) are not included and will be additional

RWA Fee

Any one time fee, recurring fee or security deposit has to be paid by the owner on actuals. If any damage is caused to the roads, etc. then ArihantBuildtech will repair as is.

For Air Conditioners

Copper pipes of 1/2 and 1/4 with insulation and 2-core wire of 2.5 sq mm thickness. Outdoor units to be placed either on front or back. Average length of the copper pipe between the outdoor and the indoor unit will be upto 25 feet. Provision for ACs for bedrooms and living rooms is included. Provision for additional ACs in other areas like kitchen, bathroom, walk-in robe will be charged extra.

  • Anything not mentioned in this document is not part of our scope.
  • Brands are mentioned in the scope of document to suggest the different options available. ArihantBuildtech reserves the right to use any of the mentioned options. For catalogue items, clients can make brand selections as per their choice.
  • Upper limits mentioned in certain sections (e.g. windows upto 15% of covered area) are not included as a standard. Upper limits are just the boundary limits for this SOW. In case the design leads to a lower figure, it will not imply a reduction/refund in price.
  • Post CC work is not included in this SOW. If required, any post CC work will be done using dry construction methods.
  • By nature home-building is a labour intensive & human centric process. Despite precautions, it involves errors/mistakes during the project. ArihantBuildtech assures to address these as per the relevant codes/generally accepted construction practices.
  • At times, there is a time gap between selection of a material and placement of its order. If during the placement order, it is realised that material is discontinued or has a unusually longer lead time, then client will be requested for a re-selection in a short time duration, as an exception.
